If you dont have access to a printed then just use blank/lined paper and write in what you would fill in the boxes with and send that to me please. I added the add on Lumin pdf which Google suggests and that lets me fill it out but Im not sure if it will be different when not working on a district device. Lets be creative and flexible. Thanks.

Lesson Four: Investments

- New stuff starts here. BMO Investment When reading this, do not put it on present because there are notes along the bottom that will help explain some of it. This is the presentation from a banker from last year's CLE finance unit. Many of the things mentioned in this one were discuss by Will the personal financial adviser from his perspective but there are a few things that banks offer that financial advisers don't so between the two, you should be covered.
Lesson Five: Rent
- Rent Assignment - this can be done with a partner in your class or by yourself and "pretend partner." Remember there are lots of hidden costs to renting that arent advertised. Ask your parents what their first rental place was like. Ask older siblings/friends if they have moved out what they would recommend. Note your budget is stated at the top of the instructions. This is your budget for two people total and must included everything listed. Share it with me by the end of the week.

- Now you've had a chance to look at 2 of the options out there. Complete the rental form for BC in regards to your rental from the ones that you shared with me. Please ensure that you are completing the Google Forms by noon each Friday so I can report back to the admin about which students are continuing to complete work and which are not. They will be in contact with you if you are choosing to not complete work.
- Rental insurance: look this up. Many people use companies such as BCAA. Its often advertised as as low as under $15/month but be careful because this often wont cover you for basics such as water damage, personal liability (when someone is over and hurts themselves) and wont offer much for your contents.
- Utilities: If this aren't included with your rent then you will have to set them up. This means electricity, water and potentially natural gas depending how your suite is heated. Most people are also going to want internet. These values will change monthly, depending on the season and how thrifty you are - do you put a hoodie on before turning up the heat for example. A quick google search fr "average utilities cost BC apartment"suggests $107 a month for 2 people in a 2 bedroom apartment. I would use this as a low estimate and add 20% for summer and winter months (cooling and heating)
- Deposits: typically a landlord required 50% of your monthly rent as a damage deposit to hold on to while you are renting. this will returned to you after you have moved out and they have done an inspection to make sure the unit hasn't suffered any damages beyond typical wear and tear. You should also be doing an inspection prior to moving in and take your own photos. There can also be another 50% deposit required if you have pets, not all places allow for pets.
- Fixing things up: I saw a people comment on this. Typically you aren't allowed to do anything to rentals, that is up to the landlord to decide if something needs to be done and its their responsibility to pay for it. If something, such a dishwasher, which counts as a service within the unit, breaks, then its the renters job to inform the landlord and that needs to be fixed within a timely manner. If the landlord chooses to not fix it, then a renter can ask for an adjustment be made to the rental amount as that was a service as outlined in the rental agreement. These things can take time and be frustrating to deal with fyi.
- Amenities: Some places offer the use of things such as
- Laundry rooms: these typically are pay per use machines and sometimes there is also a monthly fee on top of that. This can really add up.
- Parking: is it just street parking? or is there a parking lots? Covered? Underground/secure? Generally underground/secure parking comes with a fee or you have a limited number of spots.
- Multipurpose rooms or common areas: Think gyms, games rooms, etc. These wont be that common in rental only places, but if you are renting a condo in a predominately owned building, you may see them. These paces can be free to use, often requiring someone to sign up for access and you are responsible for clean up; or they can be "rent" for a fee.
- And if you ever fill out a rental application never include your SIN.

- Signing up for a CRA Account (see slide 33) (this is where I suggest you stop for the first week)
- Complete the four modules from CRA and complete the quizzes at the end. (slide 36)
- Tax Assignment: Here you'll learn the basics of doing your taxes. We have generic T4s for you to use or you can bring in your own.
- Complete a Tax Return. Click the "find certifies tax software." Click "Free products and products with pay what you want model." You will need to confirm your account with the email sent from Turbotax. Begin completing tax return by using the T4 slip sample and by answering the questions asked of you. Enter 000 000 000 for the SIN field. Once completed, choose to save to PDF and share this document with me.

- You will create a lesson plan outlining how you will teach the "class" (only 2-3 of your peers from either of my CLE classes)
- The actual lesson should take between 20 and 40 minutes. This does not include your prep time.
- You will follow this up with a self evaluation and reflection.
